The Day Porter is responsible for the cleaning of all interior and exterior common areas on the property along with assisting the maintenance manager and other employees with their duties as assigned by the maintenance manager.

Responsibilities:

  • 60% Cleaning
  • 20% Lawn and garden care and snow removal
  • 20% Light maintenance

Qualifications:

  • The Grounds/ Day porter position assists the Maintenance Manager and requires the ability to communicate effectively with people and to present a positive, professional image.

Purposes:

 

This position is responsible for designing and maintaining our company websites.  There will also be work with implementing marketing strategies for various office and residential properties in UPMA’s real estate portfolio, managing our online reputation (brand management), search engine optimization (SEO), and content management.

 

Responsibilities:

  • Online Reputation Management/SEO
    • Execute strategy to track and enhance online image and reputation of our properties
    • Manage our building profile pages on major sites such as Facebook, Yelp, Google+, apartment ratings
    • Use best-in-class monitoring software to track these online sites, manage reviews, initiate email or mobile surveys, and filter for positive or negative feedback
    • Monitor internet review sites and respond to all reviews
    • Search Engine Optimization (SEO)
  • Content/Website Management
    • Monitor online information sites (i.e. Wikipedia, WikiLeaks, etc.) and search engine sites (i.e. Google, Yahoo, Bing, etc.) for corporate information and content
    • Enhance and improve current company websites
    • Oversee corporate and property specific websites
    • Oversee programs to create content for 111 Main LED wall
    • Crowd sourcing
    • College competition/scholarship programs
    • LDS Church audio/visual department and 3rd party videographers, photographers, and artists
  • Marketing
    • Ensure each property has a comprehensive marketing strategy, including: optimizing the property’s presence in the marketplace and generating qualified traffic leads
    • Maximize new property marketing and lease-up
    • Administer ongoing tenant satisfaction surveys
    • Coordinate with leasing director to do broker e-blasts and market specific advertising
    • Evaluate implementation of software such as Matterport to create virtual, online, and interactive tour of apartments giving potential tenants the opportunity to explore various apartment unit layouts online

Qualifications:

  • Bachelor’s degree in digital marketing, web design, or other related field
    • Will consider years of experience in lieu of a degree
  • 3+ years’ experience in web design, digital marketing, and brand management
  • Experience in real estate marketing strongly preferred
  • Excellent data gathering and analytical skills
  • Strong project management and organizational skills
  • Ability to network with other businesses, schools, and government entities
  • UX/UI design experience
  • Familiar with Adobe Illustrator, Photoshop, and InDesign

Title Part-time Parking Attendant (Evenings and Weekends)

Purpose:

The primary purpose of this position is to collect daily parking revenue and tickets and to provide service to daily parking customers.

Just to give you an idea of what you’ll be doing…

  • 90% – Accurate collection and recording of daily parking revenues and tickets and providing customer service.
  • 10% – Other duties as assigned (including directing traffic, cleaning, etc.)

Position will assist in performing the day-to-day maintenance, servicing, and/or repairing of high-rise building systems. Employee will have working knowledge of HVAC equipment, electrical, plumbing systems, and grounds maintenance. Interpersonal skills are essential. Employee will be required to interact with tenants, vendors, and other maintenance personnel.

Responsibilities:

  • 65% – Building Systems: Employee will be responsible for the replacement of lighting such as bulbs, ballasts, sockets, etc. Restroom fixtures and related plumbing will be repaired or replaced such as flush valves, taps, drain lines, etc. Ground maintenance items such as snow removal, sprinkling systems, etc. Perform preventative maintenance tasks as directed such as filters, greasing pumps, belts, etc. These items are to be completed in a professional, safe, and timely manner.
  • 30% – Tenant Relations: Respond to tenant requests as directed.
  • 5% – Building Access: Assist in providing building access to contractors and vendors.

Qualifications:

  • High school diploma or equivalent required
  • Basic plumbing and electrical skills are required
  • 2+ years of building maintenance is desirable, but not required
  • Ability to lift 50 lbs, climb ladders, work in all types of weather, and ability to perform all essential functions of the job
  • Available to respond to after-hours emergencies when needed
  • Must have good interpersonal skills
  • BOMI Certification is a plus
