Purpose:

As directed by the Daily Parking Manager, this position is responsible for patrolling the unattended parking lots to ensure parking customers pay their parking fees, issuing violations to violators, and impounding repeat violators. Resolve customer conflicts tactfully and professionally.  Provides assistance in parking booths and directs traffic as needed and fulfills other duties as assigned.

Responsibilities:

  • 85% – Patrolling and ensure patrons are paying the daily fees in unmanned lots (including the recording and reporting of patrol information), and provide customer service
  • 15% – Other tasks as assigned (including towing and impounding vehicles, counting parking garages, assisting in working parking booths or directing traffic, etc.)

Qualifications:

  • High school diploma or equivalent required
  • Strong communication and customer service skills
  • Valid Driver’s License and clean driving record
  • Basic Computer Skills
  • Able to lift 50 lbs and work in all types of weather, walk moderate distances, and stand for long periods of time
  • Ability to handle customer conflicts

Purpose:

The primary purpose of this position is to collect daily parking revenue and tickets and to provide service to daily parking customers.

Just to give you an idea of what you’ll be doing…

  • 90% – Accurate collection and recording of daily parking revenues and tickets and providing customer service.
  • 10% – Other duties as assigned (including directing traffic, cleaning, etc.)

    • You must be excellent at gathering data and analyzing it, not just “ok” at it.
  • Because this is a new position for us and it has a wide scope, you must have strong project management and organizational skills.
  • Having experience in real estate marketing and analysis would be preferred.

Purposes:

The Engineer will assist in performing the day to day maintenance, servicing, and/or repairing commercial office building systems.  The employee will have a working knowledge of HVAC equipment, electrical, plumbing systems, and grounds maintenance.  Interpersonal skills are essential.  The employee will be required to interact with residents and other maintenance personnel.

 

Responsibilities:

-65% Building systems: Employee will be responsible for the replacement of lighting such as bulbs, ballasts, sockets, etc.  Restroom fixtures and related plumbing will be repaired or replaced, flush valves, taps, drain lines, etc.  Ground maintenance items such as snow removal, sprinkling systems, etc.  Perform preventative maintenance tasks as directed such as replacing filters, greasing pumps, belts, etc. These items are to be completed in a professional, safe and timely manner.

-30% Tenant relations: Respond to resident requests as directed.

-5% Assist in providing building access to contractors and vendors.

 

Qualifications:

– High school graduate or GED diploma with some basic electrical and plumbing skills are required.

– Two years of building maintenance is desirable but not required.

– Ability to lift 50 lbs., climb ladders, work in weather, and ability to perform all functions of the job.

– Available to respond to after-hours emergencies.

– Must have good interpersonal skills.

– Must be able to successfully pass a drug screening and background check.

Purposes:

Position is to professionally scope and design or supervise the design of building projects, and to provide professional construction management of building projects as required by the Owner. Is further responsible for the management and financial success of the department. Aspects of department management include employee supervision, work load scheduling, invoicing, coordination of consultant work, construction management oversight, progress reporting, and customer service. The department provides services to the Commercial Office, Residential, Retail, and Parking areas. In addition, the Position provides professional consulting services to the Owner. Finally, the Position is responsible for preparing cost estimates and budgets as occasion requires.

Responsibilities: 

Development:

  • Participate in new property development projects
  • Participate in RFP’s for architects and construction contractors and oversee the contracted architectural firms
  • Review the design solutions for building projects and architectural contracts
  • Meet with city as liaison on permitting process, and ensure that all code requirements comply with laws or rules of the state including regulatory agencies
  • Review architectural, construction drawings and Review reasonability of ASR
  • for as requested by Development Directors
  • Participate in weekly Finance Controls meetings for development projects

Construction Operations:

  • Oversee project management services for Utah’s Office, Residential, Retail, and Parking areas including working with a large variety of Tenants, Property Management and Director of Leasing, as well as other corporate and site staff on construction, structural and renovation projects
  • Ensure that all Utah properties Repairs, Renovations, & Paint practices are in accordance with EPA regulatory requirement (state/federal) rule and laws for Lead Based Paint.
  • Ensure all applicable permits and documentations are prepared properly and filed accordingly.
  • Address corrective notices issued by the inspecting authority, ensure corrective action, compliance and meet time guidelines set forth by the issuing authority.
  • Utilize Protofit or similar software such as Fastoffice to create 3D visualization of vacant space layouts and test fits for brokers and tenants, eliminating basic space planning fees.
  • Prepare architectural drawings as needed for UPMA projects
  • Oversee engineering team to maintain building systems for peak operating efficiency
  • Responsible for evaluation and assessment of budgets as requested.
  • Demonstrated ability in managing, contracting, analysis and preparation of the construction/contracting.
  • Responsible for the oversight of bids for capital projects as requested and present upcoming proposed projects for both existing and new clients.

Qualifications: 

  • Bachelor’s degree in Architectural or Construction Management
  • 15 + years’ experience in commercial real estate, ideally with a property management company.
  • Architectural license preferred.
  • Extensive knowledge of renovation, tenant improvement and property operations.
  • Knowledge of architectural systems and components, and building and life safety codes.
  • Must understand the concept of value engineering.
  • Must be self-directed and able to communicate effectively with others.
  • Ability to handle multiple projects at the same time.
  • Must have the ability to effectively utilize computer design tools., estimating and project management software.
  • Must be adept at Microsoft Excel, Word, and Outlook.
