Title Carpenter Apprentice
Salary $16-18/hour DOE

As directed by the Lead Carpenter and Construction Services Team Manager, the Carpenter Apprentice is responsible to assist the Lead Carpenter in construction work including demolition, handling materials, and general construction and repair, and other duties as assigned that service the Commercial Office, Residential, Retail, and Parking facilities. The expectation is provide preventative and corrective maintenance, and construction for these facilities, to portray an image of dignity, integrity, and respectability with a justifiable standard of time, quality, and cost.  Performs all phases of carpentry work.

Responsibilities:

  • Works under the direct supervision of the Lead Carpenter
  • Works with materials used in construction such as door hardware, soft and hard woods, gypsum board, wood and metal framing, plastic laminates and solid surface, concrete, suspended ceilings, floor tiles, stone, module furniture, etc.
  • Estimate materials needed for a specific job or project
  • Work with contractors as needed
  • Uses hand tools, power tools, portable machines, and shop equipment
  • Performs other tasks as assigned by Management
  • Cabinetry: Installs, maintains, and repairs interior and exterior finish woodwork such as cabinets, custom furniture, casings, countertops, exhibits, molding, trim, and base
  • Hardscape and Flooring: Installs, maintains, and repairs all flooring including carpet, concrete, tile, VCT, epoxy coatings, stone, etc. Responsible for repairing water leaks
  • Furnishings: Installs modular furniture including walls, partitions, white boards, chairs, tables, etc.
  • Restoration and Repair: Installs, maintains, and repairs doors, drywall, fencing, hand rails, masonry, insulation, roofs, finish carpentry, windows, exterior finishes, scaffolding, metal and wood framing, suspended ceilings, ceramic tile, etc.
  • Push/pull dumpsters

Qualifications:

  • High school diploma or equivalent preferred
  • Basic electrical, plumbing, and HVAC skills
  • Must be mechanically inclined with the aptitude and desire to learn
  • Must pass all required safety and equipment certifications and trainings
  • Must be able to work in a professional manner with others as well as alone without constant supervision. Must have a positive attitude with the ability to work as a team
  • Must have basic computer skills
  • Must have a valid driver’s license
  • Must be able to understand English for general communication, training, building security, and safety. Also, must be capable of understanding instructions both verbally and in writing
  • Must be able to safely work from ladders, scaffolds and mechanical lifts and other high locations for extended periods of time
  • Must be able to independently lift as much as 50 pounds on a regular basis. Must also be able to team lift and position objects weighing as much as 100 pounds on a regular basis
  • Must be able to stand, walk, kneel, squat, push, and pull for extended periods of time
  • Must be able to work in all types of weather

Responsible for the overall performance of the multifamily residential asset property portfolio. Responsible for setting and implementing financial, business, and management strategies/tactics for all physical real estate multifamily assets inside Utah. Maintains the objective of maximizing the value of the assets. Oversees a team of property managers and responsible for financing decisions, leasing programs, disposition activities, capital improvement programs, asset management plans, property management review, and owner communications.

Responsibilities:

  • Oversee team of property managers to ensure real estate assets are consistent with overall objectives
  • Develop annual asset business plans, operating/capital budgets to achieve investment strategies
  • Recommend higher utilization of assets and methods to increase overall return, including possible sales
  • Prepare accurate valuations, market/accounting analyses to support business plans/budgets
  • Select, direct, and evaluate property managers, leasing agents, and other third-party service providers to achieve goals established in the investment strategy
  • Maintain a reliable asset-level information system as it relates to the central filing system, various contracts, management reports, analyses, and other documents or materials pertaining to the asset
  • Advise property managers on securing resident, analyzing and negotiating leases or transactions, and quickly resolving day-to-day management problems
  • Conduct periodic on-site property inspections

Qualifications:

  • Bachelor’s degree in business management, finance, economics, or related field required
  • MBA/MRED or other master’s degree preferred
  • 10+ years multifamily residential asset management experience required
  • Ability to make effective decisions in response to changes in real estate markets
  • Strong analytical skills and sound understanding of time-value-of-money concepts
  • Excellent working knowledge of real estate finance, economics, market analysis, financial statements, and applicable markets
  • Strong communication skills, both oral and written
  • Solid real estate judgement and strong quantitative analysis skills
  • CCIM or CFA certification a plus

  • 10% – Other duties as assigned (including directing traffic, cleaning, etc.)
