Title Scrub/Sweep Maintenance Technician

Purpose:

As directed by the Scrub/Sweep Supervisor this position operates equipment to clean and extend the service life of the parking facilities.  This position is also responsible for maintaining equipment.  Also responsible for maintenance and repairs of the equipment.  This includes parking scrubbers, sweepers, pressure washers, and trucks.

Responsibilities:

  • Operate sweeping & scrubbing equipment
  • Maintain sweeping & scrubbing equipment
  • Other duties as assigned

Qualifications:

  • Clean driving record
  • 1-2 years’ experience maintaining heavy equipment preferred
  • Ability to lift 50 lbs repeatedly, climb ladders, work in weather

Purpose:

The primary purpose of this position is to collect daily parking revenue and tickets and to provide service to daily parking customers.

Just to give you an idea of what you’ll be doing…

  • 90% – Accurate collection and recording of daily parking revenues and tickets and providing customer service.
  • 10% – Other duties as assigned (including directing traffic, cleaning, etc.)

  • Be fluent in English – written and verbal

Title Carpenter Apprentice

Description:

As directed by the Lead Carpenter and Construction Services Team Manager, the Carpenter Apprentice is responsible to assist the Lead Carpenter in construction work including demolition, handling materials, and general construction and repair, and other duties as assigned that service the Commercial Office, Residential, Retail, and Parking facilities. The expectation is provide preventative and corrective maintenance, and construction for these facilities, to portray an image of dignity, integrity, and respectability with a justifiable standard of time, quality, and cost.  Performs all phases of carpentry work.

Responsibilities:

  • Works under the direct supervision of the Lead Carpenter
  • Works with materials used in construction such as door hardware, soft and hard woods, gypsum board, wood and metal framing, plastic laminates and solid surface, concrete, suspended ceilings, floor tiles, stone, module furniture, etc.
  • Estimate materials needed for a specific job or project
  • Work with contractors as needed
  • Uses hand tools, power tools, portable machines, and shop equipment
  • Performs other tasks as assigned by Management
  • Cabinetry: Installs, maintains, and repairs interior and exterior finish woodwork such as cabinets, custom furniture, casings, countertops, exhibits, molding, trim, and base
  • Hardscape and Flooring: Installs, maintains, and repairs all flooring including carpet, concrete, tile, VCT, epoxy coatings, stone, etc. Responsible for repairing water leaks
  • Furnishings: Installs modular furniture including walls, partitions, white boards, chairs, tables, etc.
  • Restoration and Repair: Installs, maintains, and repairs doors, drywall, fencing, hand rails, masonry, insulation, roofs, finish carpentry, windows, exterior finishes, scaffolding, metal and wood framing, suspended ceilings, ceramic tile, etc.
  • Push/pull dumpsters

Qualifications:

  • High school diploma or equivalent preferred
  • Basic electrical, plumbing, and HVAC skills
  • Must be mechanically inclined with the aptitude and desire to learn
  • Must pass all required safety and equipment certifications and trainings
  • Must be able to work in a professional manner with others as well as alone without constant supervision. Must have a positive attitude with the ability to work as a team
  • Must have basic computer skills
  • Must have a valid driver’s license
  • Must be able to understand English for general communication, training, building security, and safety. Also, must be capable of understanding instructions both verbally and in writing
  • Must be able to safely work from ladders, scaffolds and mechanical lifts and other high locations for extended periods of time

The Residential Leasing Consultant works with the Assistant Manager and Property Manager in general administrative of the properties, marketing vacant and on-notice apartments, performs all related leasing and administrative functions, and resident relation activities.

Responsibilities:

Description:

Under the direction of the Project Manager, this position is responsible for coordinating all aspects of assigned construction projects, which may include new construction, tenant improvements and capital improvements on investment properties in Utah portfolio. This position provides services to Commercial Office, Residential, Retail, and Parking areas.  This position also includes any other project-related assignments as directed by the Project Manager.  

Responsibilities:

Project Development

  • Confirm square footages and provide base sheets for test-fit studies for leasing broker as needed
  • Develop cost estimates and budgets for project feasibility analysis
  • Create project schedule
  • Conduct plan reviews
  • Review construction sections of RFPs and draft leases
  • Participate in selection of designers, consultants and contractors, including administration of bidding process as required by policy
  • Obtain construction documents
  • Initiate permit process with appropriate authorities having jurisdiction
  • Obtain property management and tenant approvals

Project Construction

  • Prepare and issue construction contracts and notices to proceed
  • Manage project construction
  • Make payments and manage budget
  • Provide project reporting in weekly management meeting
  • Resolve issues and manage change orders

Project Close-Out

  • Ensure physical completion of project
  • Obtain all close-out documents
  • Coordinate with property management for commissioning procedures and final inspections and obtain certificate of occupancy
  • Make final payments
  • Close the capital projects

Other

  • Works on smaller maintenance capital and tenant improvement projects with costs under $500k
  • Maintain excellent tenant relations
  • Comply with Company policies and procedures, and assure that record-keeping is kept up-to-date
  • Monitor the quality, cost, and timeliness of ongoing construction projects
  • Report on projects assigned as requested
  • Other duties as assigned

Qualifications

  • Bachelor’s degree in Business or Construction Management or related field and 2+ years industry related experience, or a related Associate’s degree and 4+ years of experience
  • Experience with project coordination required, ideally in commercial real estate or with a property management company
  • Experience with AutoCAD, Revit, etc.
  • Proficient with the Microsoft Office suite
