Description

This position provides a broad spectrum of work activities related to the operation of a residential apartment complex. This work covers all areas of the complex – apartments, common areas, garage or parking areas, landscaping, sidewalks, stairways, roofs, amenities in and outside the buildings, etc. It includes work with HVAC, electrical, plumbing, lighting, telecom/data, cable/satellite tv, doors, windows, elevators, exercise equipment, pools, landscaping, garage door operations, boilers and fire suppression system. Knowledge of the electronic systems associated with the property to include the entry control, fire alarm and intercom.

Responsibilities

• Perform preventive maintenance tasks in building common areas.

• Perform preventive maintenance tasks in building common areas.

• Prepare apartment units after move-out for new occupant. (Make Ready)

• Perform periodic maintenance in occupied units. (Filters, batteries, etc.)

• Solve problems in apartment units reported by occupants and others.

• Coordinate work by outside vendors to complete any of the above tasks.

• Other duties as assigned.

Qualifications

• High school diploma or equivalent

• High school diploma or equivalent

• 0-1 years’ related work experience

• Willingness and demonstrated ability to learn new building systems and processes

• Ability to follow instructions (written and verbal)

• Able to work as a team and as an individual

• Demonstrated ability to complete simple and complex assigned tasks

• Adept at problem solving – brings solutions, not just problems

• Ability to respond to after-hours emergencies as needed

• Ability to lift 50 lbs• Ability to stand for long periods of time

• Ability to safely climb a ladder

• Ability to work in all types of weather
